    Most of what we buy gets remodelled before a tenant-buyer moves in, so dated kitchens and deferred repairs are not a problem for us the way they are for a retail buyer.

    No agent fees, no photographs, no strangers walking through on a Sunday, and no chain that can collapse two weeks before closing.

  • You pick the closing date

    Fast if you need fast. Later if you need time to find somewhere — that is genuinely easier for us than it is for a buyer with a lender and a lock expiry.

Straight about the trade

We will not be the highest number you could get.

A repaired, staged, well-marketed house on the open market will usually fetch more than a direct cash offer. We would rather say so than have you find out later.

What you get instead is everything in between: no commission, no repairs, no cleaning, no showings, no month of waiting on a buyer's lender, and a closing date you choose. For some sellers that trade is obviously worth it. For others it is not.

If your house is in good condition and you are not in a hurry, listing it will very likely net you more, and we will tell you that on the call rather than take a sale that was wrong for you.

  • Dated, tired or needing repair is fine — most get remodelled

  • Already listed and not moving
  • Somewhere a family would actually want to live
